Qualifications

Please be prepared to pay a Non-Refundable $55 application fee. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income in the form of 2 months of most recent pay stubs, if self-employed we require 6 months of bank statements or a current tax return. 

Each resident over the age of 18 must submit a separate rental application. If approved, be prepared to pay a one-time $250 administrative fee per property.

If you have pets, you will pay a pet deposit, and a $150 Pet Admin Fee along with a monthly pet fee based on the size of your pet. Please visit our website at www.mccawpropertymanagement.com and click the tenant tab to see our pet policy.

Please note: If you wish to move into a property sooner than 5 business days after deposit is paid, there will be a $300 rush fee due with the deposit.

The following items are the leasing qualifications which each applicant must meet:

1. Income: You must have verifiable monthly income of at least 3 times the amount of monthly rent. If self- employed, you must provide one of the following:

a) A copy of your previous year’s tax return;

b) We require 6 months of full bank statements indicating a stable income source or a letter from your attorney or CPA certifying that your income meets our qualifications.

2. Employment:You must have current, verifiable employment and provide two months of recent pay stubs. If self-employed we require 6 months of bank statements or a current tax return. An applicant who does not meet all requirements (such as a full-time student) may require a co-signer who meets all requirements.

3. Credit History: We will process a credit report for each applicant. Your credit history must meet our predetermined screening criteria. Exceptions for medical reasons or prior bankruptcy will be considered.

4. Rental History: You must provide three years of verifiable residency indicating no outstanding debt to the previous landlord(s). If you are breaking a lease with a current landlord, you must provide a written release.

5. Age: You must be at least 18 years of age. All applicants who are 18 years of age or older must: a) complete an application, b) pay the application fee, and c) be listed on the lease as an occupant.

6. Automatic Rejection: Your application will be automatically rejected for any of the following:

a) Eviction by a prior landlord in the last 24 months;

b) Outstanding debt or unpaid damages to a previous landlord;

c) Undisclosed criminal record, felony or misdemeanor;

d) Being registered as a sex offender;

e) Conviction of possession or distribution of a controlled substance;

f) Conviction of spousal abuse or violent crime;

g) Currently pending the outcome of a felony or misdemeanor charge;

h) Bankruptcy in the past 5 years that has not been discharged/released;

i) Invalid social security number;

j) Outstanding federal tax lien, the repayment terms for which are not current;

k) False information on your application;

l) Incomplete application, including applicant signature on all pages of the application and this form;

m) Failure to pay the application fee at the time of application submittal.

Additional Tenant Fees

Effective June 1, 2020, McCaw Property Management will charge the following fees to offset the cost of these action that are outside the lease parameters and normal activity expected of a tenant:

Failure to Connect Utilities: $100 charge when a new tenant fails to connect utilities and provide our office the account numbers for each utility prior to move in.

Failure to provide proof and maintain Liability Insurance: $150 fee when a tenant fails to provide proof of insurance (Dec Page) prior to move in.

Change move in date: $50 fee for changing the move in date after the lease has been signed.

Tenant Change Out Fee – $50 fee if tenant requests to remove or add a tenant after the lease has been executed.

Eviction filing fee: $200 charge to prepare Notice to Vacate and to file eviction with the courts. This fee is in addition to the fee charged by the courts.

Eviction Court Appearance Fee: $350 is charged if a tenant fails to pay rent and/or resolve any issues relating to the Notice to Vacate and we have to appear in court. This fee is in addition to the fees charged by the courts.

Lawn Maintenance Fee: $50 fee if tenant does not maintain the yard appropriately. Additional fees for landscaping may also apply.

Code Violation Fee: $50 fee is charged if tenant receives a code compliance notice from an HOA or City

Failure to return Keys, Remotes and FOBS: $150 charge if the tenant does not return all keys, remotes and FOBS at move out.

Holdover Fee: 2.5X the daily rent if a tenant fails to vacate at the end of a lease.

Unauthorized Occupant Fee: $300 charged when unauthorized persons are found living at the property. All occupants 18 and over must submit and application and be approved tenants.

Nuisance Fee: (Noise, indecent behavior, etc.) $200 charged each time a tenant is notified by police or the management company for nuisances at the property.

Smoking Violation Fee: $500 charge for each occurance, as smoking is strictly prohibited at or around the properties. This charge is above and beyond any costs associated with repairs needed due to smoking.

Criminal Activity Fee: $500 charge for any incident involving criminal activity where police have been called to the property. This is also grounds for immediate eviction.
