Our Property Management Services
At McCaw Property Management, we have an array of property management services tailored to bring out the best in your rental property. Our goal is to help your property reach its full potential and maximize its return on investment.
Some of these property management services include:
Marketing Your Rental Property
In a competitive rental market, advertising your rental property has a significant impact on its performance. A good marketing strategy not only captures the attention of prospective tenants but also creates a lasting impression.
Our professional team possesses the knowledge and expertise needed to attract the right prospects to your property. We’ll ensure your property looks clean and presentable, and afterward, shoot an ad that will make it stand out from the competition. Our team will then list your property on multiple platforms to increase its exposure and attract potential tenants.
Screening Potential Tenants
Screening your tenants is another major step in improving the value of your rental investment. An effective screening process will provide us with detailed information about the rental applicant that helps to inform our decision of who to rent to. This process will also expose any worrying patterns or traits that you might need to look out for.
Our tenant screening process involves checking the applicant’s credit rating and verifying their source of income. We also conduct background checks on their rental history and possible criminal history. This information shows us more about the character of the applicant and enables us to find the most suitable candidate for your rental property.
Collecting the Rent
As your property manager, we will ensure you receive your full rental amount within the agreed time frame. Our professional team understands the importance of timely rent collection in supporting your day-to-day operations. This is why we only use the most efficient methods of rent collection.
One of our most efficient tools in rent collection is our online payment system. This state-of-the-art system provides great convenience to the tenants and so reducing the likelihood of late payments.
Our team is also adequately trained on how to follow up with any defaulters to ensure the issue is quickly and properly resolved.
Inspecting the Property
Here at McCaw Property Management, we understand the need for regular property inspections. A well-planned inspection routine can help to reveal any hidden repair issues within the property. It also allows for a preventive approach to maintenance which helps to reduce the overall cost of repair.
Our team mainly conducts two types of inspections: when a tenant moves in and if a tenant decides to move out. These inspections are very important as they help us to compare the condition of the property before and after its occupation.
Maintaining the Property
At McCaw Property Management, we understand that prompt repairs help to keep the tenants happy and minimize vacancy rates. Our goal is to keep your property fully occupied and in good condition year after year. In doing so, we are able to protect the value of your rental and maximize your investment returns.
By working with us, you will have access to a network of vendors and contractors whom we have carefully vetted to supply quality materials and services. You will also benefit from various price discounts that are extended to us as part of our long-standing business relationships.
Reporting on Your Finances
Like any business, having a clear picture of your property’s financial performance can help you make informed decisions. Here at McCaw Property Management, we provide our clients with detailed financial reports of their rental properties. This allows them to track their performance and make sound investment decisions for increased profitability.
As our client, you can rest assured that we’ll take all the necessary measures to help your rental property achieve its best potential.
